1. How can EU citizens purchase real estate in Croatia?
Natural and legal persons from European Union member states have the right to own real estate in the Republic of Croatia under the same conditions as Croatian citizens.
2. How can citizens of third countries purchase real estste in Croatia?
Citizens of third countries are persons who are not citizens of member states of the European Economic Area, i.e., the European Union: Great Britain, the Principality of Liechtenstein, the Kingdom of Norway, the Republic of Iceland or the Swiss Confederation, and those who have citizenship of a third country or are stateless.
Citizens of third countries can purchase real estate within the boundaries of the construction area, that is, apartments, houses, and undeveloped construction land, but under the assumption of reciprocity between the Republic of Croatia and the country in question and with the consent of the Ministry of Justice of the Republic of Croatia.

3. Acquisition costs
If you have decided to purchase a luxury property in Croatia or embark on an investment project, you need to be aware that there are additional costs, mostly borne by the buyer.

If you purchase a property from a legal entity, pay attention to whether the value-added tax (VAT), at a rate of 25%, is already included in the price.
4. OIB numer
Before concluding a legal transaction, it is necessary to obtain an OIB number issued by the Tax Administration:
– Natural persons must submit a copy of their passport or identity card, home address, and basic information about both parents.
– Legal entities must submit an extract from the court register, translated into Croatian, not older than 30 days.
Without an OIB number, concluding a contract or establishing a company is impossible.
5. Real estate transaction tax
Real estate sales tax is calculated and paid on acquiring real estate in the Republic of Croatia. Real estate sales tax is paid by the acquirer of real estate, or the buyer, at a rate of 3%. The real estate tax’s basis is the real estate’s sales value at the time of acquisition.
