Any foreigner can buy and sell real estate in Croatia, provided that the country they come from has signed an agreement with the Republic of Croatia regulating the process of property purchase and sale. Poland has signed such an agreement with the Republic of Croatia.

Since February 2009, citizens of the European Union no longer need to obtain permission to purchase real estate in the Republic of Croatia. Both individuals and legal entities can buy property.

An individual needs a passport or identity card, as well as an OIB (Personal Identification Number) to buy or sell real estate.

Costs of purchasing property:

For the services of a law office, including notary fees and registration in the land registry: 1% of the transaction value, but not less than 1,500 Euros. The office prepares the purchase and sale agreement and supervises the entire process of the transaction until the registration in the land registry;

One-time property transfer tax: 3% of the transaction value (paid after the Ministry of Finance of the Republic of Croatia calculates it and issues a decision);

Agency commission: 3% net + VAT, not less than 2,500 Euros.
